Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That all the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
That a scheme for the replacement of the Pseudoacacia Robinia shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works on the site and the planting shall be carried out in the first planting season after the first use of the residential accommodation. If any tree dies or is seriously damaged within five years of planting then a replacement shall be planted within the next planting season.
Reason: To safeguard the character of the area in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.
That the rooflight in the south elevation of the extension hereby permitted shall have a minimum floor to cill height of 1.6 metres prior to the first occupation of the accommodation and retained as such.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
