That, having regard to the size of the original property and the volume increase when the replacement dwelling was built, the proposed extension would be a disproportionate addition to the dwelling. Due to the extension being two storeys and to the side of the house, this would have a harmful impact on the openness of the Green Belt, contrary to Policy GB2 and GB4 of the adopted South Oxfordshire Local Plan and Policies GB2, GB4 and H13 of the Second Draft Deposit Local Plan and paragraph 3.1 of Planning Policy Guidance Note 2, Green Belts.
That, having regard to the inappropriate relationship of the extension to the existing dwelling and to its prominent location, the proposal represents an inappropriate form of development, which would detract from the character and appearance of the existing dwelling, detrimental to the visual amenity of the locality, contrary to Policy G8 and H12 of the South Oxfordshire Local Plan and Policy G6 and H13 of the South Oxfordshire Local Plan 2011 Second Draft Deposit.
