Conditions / Refusal Reasons
That, having regard to its design, scale and size, the proposal would fail to respect the existing modest proportions and simple form of Wainhill Cottage and thereby compromise its attractive character. As such, the proposal would be contrary to Policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide.

That, having regard to its design, scale and size, the proposal would constitute an inappropriate form of development in the Chilterns Area of Outstanding Natural Beauty that would neither preserve or enhance the natural beauty, special landscape quality and distinctiveness of the area. As such, the proposal would be contrary to Policies C1 and C2 of the South Oxfordshire Local Plan 2011.
