Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the matt black metal railings and entrance gates shall be constructed and finished in accordance with the details specified in drawing number, AEA 01 rev a, and the supporting information recieved by the Local Planning Authority on 7 February 2006, and shall be retained as such.
Reason: To ensure that the details of the development are satisfactory in accordance with policies G2 and G6 of the Adopted South Oxfordshire Local Plan.
That except insofar as may be otherwise agreed by the Local Planning Authority, the remaining two trees on the land adjacent to the front boundary wall shall be retained and properly maintained. In the event of either of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority shall be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To safeguard trees which are visually important in accordance with policy G2 of the Adopted South Oxfordshire Local Plan.
That existing ground levels on the site shall not be raised.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policies G2 and EP5 of the Adopted South Oxfordshire Local Plan.
That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policies G2 and EP5 of the Adopted South Oxfordshire Local Plan.
