Description
Change of use from public house to a single private residence. (As amended by Drawing No. 4500/02B accompanying Agent's letter dated 1 March 2006 and the additional information received on 6 March 2006, the letter received on 26 April 2006 and Addendum 2 prepared by the applicant).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That notwithstanding the provisions of Article 3 of, and Classes A, C, D and E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development falling within Classes A, C, D or E shall be carried out on the site unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To ensure that any alterations to the building or its grounds respect the character, appearance and setting of the listed building in accordance with Policies CON3, CON4 and CON7 of the South Oxfordshire Local Plan 2011.
That a scheme for the landscaping of the site, including any changes to the treatment of the access and parking areas and the provision of any boundary fencing or walling shall be submitted shall be submitted to and approved in writing by the Local Planning Authority within 2 months of the date of this notice. Thereafter the scheme shall be implemented as approved within 14 months of the date of this notice and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To ensure that any alterations to the external areas respect the setting of the listed building in accordance with Policy CON7 of the South Oxfordshire Local Plan 2011.
