Conditions / Refusal Reasons
That approval of the details of the design, siting and external appearance of the building(s), the means of access thereto and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority.
Reason: As the application is not accompanied by details of these matters.
That application for approval of reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the development to which this permission relates shall be begun not later than whichever is the later of the following dates:
a) the expiration of three years from the date of this permission; or
b) the expiration of two years from the final approval of the reserved matters, or, in the case of approval on different dates, the final approval of the last such matter to be approved.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
A scheme for the hard and soft landscaping of the site, which should include details for the planting of live trees and shrubs, for the treatment of the access road, parking areas and hardstanding and for the provision of boundary walls and fences, (including the enclosure of front garden areas with low fences, walls or railings), shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development hereby permitted.
Reason: To help assimilate the development into its surroundings and to comply with Policy G6 of the adopted South Oxfordshire Local Plan 2011.
That prior to the commencement of any development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience and to comply with Policies G2 and D1 of the adopted South Oxfordshire Local Plan 2011.
That notwithstanding the provisions of Article 3 of, and Classes A, B and E of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking and re-enacting that order) no development falling within those classes shall be constructed unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To ensure the protection of the character of the site and to ensure that any future development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan 2011.
