Conditions / Refusal Reasons
That having regard to the limited size and awkward shape of the site, to the size and height of the proposed dwelling and to the proximity of existing dwellings to the rear of the site, the proposal would represent an overdevelopment of the site that would appear cramped and out of keeping with the character of the surrounding development, would detract from the character of the area and appear unacceptably overbearing in the outlook from number 58a High Street. In this way the proposal would be contrary to policies G2, G6 and H5 of the adopted South Oxfordshire Local Plan 2011 and to advice contained in the South Oxfordshire Design Guide.
That having regard to the proposed siting of the new dwelling, the proposed access would have substandard visibility and its use would be detrimental to highway safety. In this way the proposal would be contrary to policy T1 of the adopted South Oxfordshire Local Plan 2011.
