Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2, CON3 and CON4 of the South Oxfordshire Local Plan.
That the gable wall of the extension hereby approved shall be finished using dark stained timber boarding and shall be so retained.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2, CON3, CON4 and H13 of the South Oxfordshire Local Plan.
That the rooflights shall be conservation type and so retained.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2 and CON3 of the South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2 and CON3 of the South Oxfordshire Local Plan.
That prior to the commencement of the development hereby approved, details of any new flues and vents, together with details of the new staircase shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6, CON2 and CON3 of the South Oxfordshire Local Plan.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Britwell Priory as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason. As the separate occupation of the accommodation would represent an undesirable sub division of the property and result in inadequate standards of amenity and privacy contrary to Policies G2 and H4 of the South Oxfordshire Local Plan.
