Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roofs of both the single storey rear extension and first floor extension shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with policies G2, G6, C2 and H13 of the Adopted South Oxfordshire Local Plan.

That the existing hedge along the northern boundary of the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area in accordance with policies G2 and C2 of the Adopted South Oxfordshire Local Plan.

That no windows shall be installed in the north (side) elevation of the first floor extension hereby permitted. Reason: To protect the amenity of neighbours in accordance with policy H13 of the Adopted South Oxfordshire Local Plan.
