Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and C1 of the adopted South Oxfordshire Local Plan.

That the timber walls of the proposed dwelling shall be stained in accordance with details to be submitted to and approved by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, G6 and C1 of the adopted South Oxfordshire Local Plan.

That no other development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995. Reason: To protect local amenities in accordance with Policies G2, G6, C1 and H12 of the adopted South Oxfordshire Local Plan.

That no development shall take place until the silver birch tree in the curtilage of Water Lily has been protected in accordance with BS5837/2005 and details to be submitted to and approved in writing by the Local Planning Authority and such tree protection measures shall remain in place until the completion of the development hereby approved. Reason: To safeguard trees which are visually important in accordance with Policy C10 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution in accordance with Policy D10 of the adopted South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policy C1 of the adopted South Oxfordshire Local Plan.

That there shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy EP5 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy EP5 of the adopted South Oxfordshire Local Plan.

That any walls or fencing constructed within or around the site shall be designed to be permeable to flood water. Reason: To prevent obstruction to the flow and storage of flood water, with a consequent increased risk of flooding in accordance with Policy EP5 of the adopted South Oxfordshire Local Plan.

That openings and any associated grilles to the under-floor voids shall be constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To ensure that free passage of flood water through the under-floor voids of the building is provided for in accordance with Policy EP5 of the adopted South Oxfordshire Local Plan.

That no soakaways shall be constructed in contaminated ground. Reason: To prevent pollution of groundwater in accordance with Policy EP7 of the adopted South Oxfordshire Local Plan.

That no soakaways shall be constructed such that they penetrate the water table and they shall not in any event exceed 1 metre in depth below the existing ground level. Reason: To prevent pollution of groundwater in accordance with Policy EP7 of the adopted South Oxfordshire Local Plan.
