Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby permitted shall not be occupied until the vision splays illustrated in drawing no. 250437-SK03 have been achieved. Once achieved no structure or shrub shall be placed or allowed to grow within the vision splay above a height of 0.9 metre in height.
Reason: In the interests of highway safety in accordance with Policy T1 of adopted South Oxfordshire Local Plan 2011.
That prior to the first occupation of the building a total 41 parking spaces shall be provided within the ground floor of the building and within the Station car park for the exclusive use of employees and visitors to Hallmark House and such spaces shall be retained in perpetuity.
Reason: To ensure that the development has adequate car parking in accordance with Policy T2 of the adopted South Oxfordshire Local Plan 2011.
That a green travel plan shall be implemented and maintained in accordance with details to be submitted and approved in writing by the Local Planning Authority prior to the first occupation of the building.
Reason: To reduce the reliance on travel by car in accordance with Policy G2 of the adopted South Oxfordshire Local Plan 2011.
