Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and C2 of the adopted South Oxfordshire Local Plan.

That the feather edged timber boarding to be used for the extenal walls of the pool building shall be stained in accordance with details to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To ensure that the detaisl of the development are satisfactory in accordance with Policies G1, G8 and C2 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Class E of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To secure the proper planning of the locality in accordance with Policies G1 and C2 of the adopted South Oxfordshire Local Plan.

That the building, games room, and swimming pool hereby permitted shall not be used other than for purposes incidental to the enjoyment of Autumn Chase. Reason: To safeguard the character of the area in accordance with Policies G1 and C2 of the adopted South Oxfordshire Local Plan.

That the swimming pool backwash water shall be discharged to the local foul sewer subject to the approval of Thames Water Utilities, or to a sealed tank unless it can be demonstrated, by risk assessment, that a discharge to underground strata would not significantly impact upon groundwater. Reason: In the interests of public health in accordance with Policy G6 of the adopted South Oxfordshire Local Plan.
