That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That, the ground floor and first floor of the garage/workshop shall only be used in the manner described in the Applicant's letter received 4th October 2005 and for purposes in connection with the occupation of 25 Church Street as a single family dwelling. Reason: To protect neighbour amenity and the character of the area in accordance with Policies G1, G8, H13 ,CON7, and CON10 of the adopted South Oxfordshire Local Plan.

That, details of the design and finishes for the windows, rooflights, doors and weatherboard shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, H13, CON7 and CON10 of the adopted South Oxfordshire Local Plan.

That, samples of the materials to be used for the roof tiles and weatherboard shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, H13, CON7 and CON10 of the adopted South Oxfordshire Local Plan.

That, details of the new flues, vents and guttering shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G2, H13, CON7 and CON10 of the adopted South Oxfordshire Local Plan.
