Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the proposed building hereby permitted shall only be used as an office, workshop and store, in connection with the applicant's business as a Sporting Gun Maker and Repairer and shall not be used for any other business purposes. Reason: To ensure that the use of the building remains low key and that there is no adverse impact on the setting of the listed building adjacent in accordance with Policies G2, G6, CON5 and E3 of the South Oxfordshire Local Plan 2011.

That, prior to the development commencing, a sample of the materials to be used for the external walls and roof shall be submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the appearance of the proposed building does not compromise the setting of the listed building in accordance with Policies G2, G6 and CON5 of the South Oxfordshire Local Plan 2011.

That prior to the development commencing, the joinery details of all windows and doors shall be submitted to and approved in writing by the Local Planning Authority at a scale of 1:20. Reason: To ensure that the appearance of the proposed building does not compromise the setting of the listed building in accordance with Policies G2, G6 and CON5 of the South Oxfordshire Local Plan 2011.

That prior to the development commencing, the area of architectural salvage currently on the site shall be permanently removed from the site. Reason: To ensure that the location of the proposed building is kept tidy and does not compromise the setting of the listed building in accordance with Policies G2 and CON5 of the South Oxfordshire Local Plan 2011.

That there shall be no goods, plant or machinery stored, repaired, operated or displayed in the open area within the red edged area outside of the proposed building. Reason: To ensure that the location of the proposed building is kept tidy and does not compromise the setting of the listed building in accordance with Policies G2 and CON5 of the South Oxfordshire Local Plan 2011.

That notwithstanding anything contained in the Town and Country Planning General Development Order 1995 (or any order revoking and re-enacting that Order) no further openings shall be constructed in the walls and roof of the development hereby approved. Reason: To ensure that the building reads as an outbuilding and does not adversely affect the setting of the listed building, in accordance with Policies G2, G6 and CON5 of the South Oxfordshire Local Plan 2011.
