Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

That a sample panel of the bricks with lime mortar to be used for the external walls shall be constructed and inspected on site and approved in writing by the Local Planning Authority before any development commences.

That development shall not begin until a detailed specification of the type and external finish of all rainwater goods has been submitted to and approved in writing by the Local Planning Authority.

That details of the materials and positioning of any new flues, vents and extract ducts shall be submitted to and approved in writing by the Local Planning Authority before the development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, H12, CON7 and CON10 of the adopted South Oxfordshire Local Plan.
That the existing garage shall be demolished prior to commencement of development hereby permitted and the resulting materials removed from the site.
Reason: In order to prevent an overdevelopment of the site in accordance with Policies G1, G8 and H12 of the adopted South Oxfordshire Local Plan.
That existing ground levels on the site shall not be raised.
Reason: To prevent the increased risk of flooding in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.
That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency.
Reason: To prevent the increased risk of flooding in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.
That any walls or fencing constructed within or around the site shall be designated to be permeable to flood water.
Reason: To prevent obstruction to the flow and storage of flood water with an increased risk of flooding in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.
That, prior to the commencement of any work details of the floor levels and any flood proofing measures shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the flood level and any flood proofing measures shall be carried out and completed as approved prior to the first occupation of the extension.
Reason: To prevent the increased risk of flooding in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.
