That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Unless an alternative is first agreed in writing by the Local Planning Authority the external materials to be used on the building shall be as specified in the application. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That the building hereby permitted shall be used for the stabling of horses and associated storage for private recreational purposes by the occupants of Spring Cottage only and shall not be used for any equestrian trade or business. Reason : To protect the rural character and appearance of the Chilterns Area of Outstanding Natural Beauty in accordance with Policies C2 and R10 of the adopted South Oxfordshire Local Plan.
