Conditions / Refusal Reasons
That having regard to the narrow width of the site, the proposal to erect a new dwelling would appear cramped and out of keeping with the spacious character of the area. In addition, the removal of a significant amount of roadside hedge to provide vehicular access to the site would render the new dwelling highly prominent in the street scene and detract from the semi-rural character of the area. It would therefore be contrary to Oxfordshire Structure Plan 2016 Policies G1 and H3, adopted South Oxfordshire Local Plan Policies G1, G8 and H4 and emerging South Oxfordshire Local Plan 2011 Second Deposit Draft Policies G2, G6 and H4 and Sections 4.2, 4.4 and 4.5 of the South Oxfordshire Design Guide.
The proposed vehicular access would fail to achieve sufficient standards of visibility and would give rise to conditions prejudicial to highway safety and the free flow of traffic. It would therefore be contrary to Oxfordshire Structure Plan 2016 Policy T8, adopted South Oxfordshire Local Plan Policies G1, G10 and H4 and emerging South Oxfordshire Local Plan 2011 Second Deposit Draft Policies G2, H4 and T1.
