That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That prior to the first use of the new access onto Peppard Road the new access shall be formed, laid out and constructed strictly in accordance with the highway authority's specifications and that all ancillary works specified shall be undertaken. Reason: To ensure the access is constructed to an appropriate standard in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
