The proposal is contrary to Policies G8 and H12 of the adopted South Oxfordshire Local Plan, to Policies G6 and H13 of the South Oxfordshire Local Plan (Second Deposit Draft September 2003) and to advice contained in the South Oxfordshire Design Guide, in particular paragraphs EX2 and BD7. Having regard to the location of the extension in close proximity to the boundary of the site, and to the unsatisfactory details of design, the proposal would result in a cramped and incongruous form of development that would detract from the character and appearance of the area.
