Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12 and C2 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12 and C2 of the adopted South Oxfordshire Local Plan.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Upper Bolney House as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.

That no work whatsoever in pursuance of the planning permission granted by the Council under reference P05/E0521and dated 1 July 2005 shall hereafter be undertaken on the land. Insofar as that permission authorised the carrying out of development, that permission shall be deemed to be immediately revoked and of no effect (irrespective of whether or not the development which was the subject of that permission has commenced). Reason: To protect the character of the building and the amenity of the Area of Outstanding Natural Beauty in accordance with Policies H12 and C2 of the adopted South Oxfordshire Local Plan.
