Conditions / Refusal Reasons
That having regard to the location of the site on the edge of Henley-on-Thames, to the low key appearance of the existing bungalow and to the rural character of the site and surroundings, the proposal to demolish Yaffles and erect two substantial detached four bedroom dwellings would consolidate development in the countryside, would detract from the rural character of the area and would appear highly prominent in the street scene, from the adjacent public footpath and in views from the Chilterns Area of Outstanding Natural Beauty. Therefore the development would be contrary to policies G1, G5, G8, C2 and H6 of the adopted South Oxfordshire Local Plan and policies G2, G4, G6, C2 and H6 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003.
That having regard to the close proximity of the proposed dwellings to the boundary of the site with adjoining residential properties the erection of 2 two-storey dwellings would result in an unneighbourly form of development that would overlook adjoining gardens and be intrusive to Broad Oak and would therefore result in a loss of privacy and residential amenity for the occupiers of these dwellings. In this way the development would be contrary to policies G1 and H6 of the adopted South Oxfordshire Local Plan and policies G2 and H6 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003.
