The proposals are contrary to policies G1, G8, and H12 of the adopted South Oxfordshire Local Plan, to policies G2, G6 and H13 of the South Oxfordshire Local Plan (Second Deposit Draft September 2003) and to advice contained in the South Oxfordshire Design Guide December 2000, in particular paragraph EX2. Having regard to the prominent siting of the proposed garage between the existing property and the road frontage, and having regard to its large size and unsatisfactory flat roofed design, the proposals would result in a prominent and unsatisfactory form of development that would detract from the form of the existing property and from the visual amenity of the street scene.
