That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That prior to the erection of the new 2m fence the vegetation that overhangs the existing fence and public highway land from the site shall be cut back to Bell Cottage's (northern) boundary. Reason: The vegetation currently obstructs visibility from the junction of Bolney Lane and the Reading Road (A4155) so its removal is necessary in the interests of highway safety in accordance with Policies G1 and G10 of the adopted South Oxfordshire Local Plan.
