Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To safeguard the character of the area in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.
That details and a sample of the proposed finish for all the external walls of the extension shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To safeguard the character of the area in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of development confirmation of the retention or removal of the hedge and trees along the western boundary of the site shall be submitted to and approved in writing by the Local Planning Authority. In the event of any trees or hedges being removed a landscaping scheme detailing the replacement of these shall be submitted to and approved in writing by the Local Planning Authority and implemented as approved within 12 months of the completion of the extensions hereby approved.
Reason: To ensure that details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
