Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the parking provision shall be as shown on the deposited drawing, reference 661/2A all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G11 and G1 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON7 of the adopted South Oxfordshire Local Plan.

That the walls of the buildings shall be clad with timber boarding, samples and details of which shall have been submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON7 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of either unit 4 or 5, the rear gardens of those properties shall be enclosed by the erection of a brick wall 1.8 metres in height, and the front gardens shall be enclosed in accordance with details that shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON7 of the adopted South Oxfordshire Local Plan.

That the development remains subject to conditions 3, 4, 5, 7, 8, 10, 12, 13, 15 and 16 of planning permission P04/E1169. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and G10 of the adopted South Oxfordshire Local Plan.
