Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in application S.13/05 as shown on plan numbers 783006/3001, /3002, /3003, /3004, /3005, /3006 & /3007 accompanying the application except as controlled or modified by conditions of this permission, unless otherwise agreed in writing by the Director for Environment & Economy. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the extenal walls and roofs of the buildings/dwellings be constructed and finished in accordance with a Schedule of Materials and Finishes which shall first have been submitted to and approved in writing by the Director for Environment & Economy. Reason: To ensure the Materials and Finishes are compatible with the surrounding development. [Policies: G2 (OSP2016); G8 (SOLP); G6, D1 (SOLP2011)].

That no development shall take place until there has been submitted to and approved in writing by the Director for Environment & Economy a scheme of landscaping, which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development. [Policies: G2 (OSP2016); G8 (SOLP); G6 (SOLP2011)].

That all planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting season following the occupation of the buildings or the completion of the development, whichever is the sooner, and any trees or plants which within a period of five years die, are removed or become seriously damaged shall be replaced in the next planting season with others of similar size and species, unless the Director for Environment & Economy gives written consent to any variations. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development. [Policies: G2 (OSP2016); G8 (SOLP); G6 (SOLP2011)].

That the four temporary classroom units that are to be removed as part of this development shall be removed from the site within six months from the first use of the new building hereby approved. Reason: In the interest of the visual amenities of the area. [Policy: G2 (OSP2016); G6 (SOLP2011)].

That the development shall not proceed until drainage details, incorporating sustainable drainage principles and on assessment of the hydrological an hydrogeological context of the development have been submitted to and approved by the Director of Environment & Economy. The scheme shall subsequently be implemented in accordance with the approved details before the development is completed. Reason: To prevent flooding and improve water quality. [Policy: G3 (OSP2016); G17 (SOLP); EP6 (SOLP2011)].

That the School shall prepare a School Travel Plan which is to be submitted to and approved by the Director for Environment & Economy following consultation with the Travel Plans Development Team and that plan must be put into operation by the start of the Spring Term 2007. Reason: In the interest of highway safety and to encourage more sustainable means of transport. [Policy: T1 (OSP2016)].
