That having regard to the ornate design and substantial scale of the proposed conservatory, the proposal would appear large, bulky and out of keeping with the listed building and would detract from the simple, informal character of the rear elevation of the listed building. 

As a result, the proposal would be contrary to Policies G1, G8, H12 and CON6 of the adopted South Oxfordshire Local Plan, Policies G2, G6, H13 and CON6 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and to advice contained in the South Oxfordshire Design Guide.
