That having regard to its size and siting in close proximity to the boundary of the adjacent property located to the north-east, the proposed two storey rear extension would have an overbearing impact and would lead to an unacceptable loss of light to a habitable room in that property detracting from the enjoyment of its residential amenities. The development would therefore be contrary to the provisions of the Adopted South Oxfordshire Local Plan, particularly policies G1, G8 and H12 and the South Oxfordshire Local Plan (Second Deposit) Draft, particularly policies G2, G6 and H13 and advice contained within the South Oxfordshire Design Guide.
