Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority details of materials, finishes, positioning and height of the external garden wall seperating the car parking from the formal garden. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1, G8, CON7 and CON10 of the Adopted South Oxfordshire Local Plan.

That the pavers to be used for the car parking hard standing shall be of the same colour, type and texture as those used in the existing car park. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1, G8, CON7 and CON10 of the Adopted South Oxfordshire Local Plan.

That the maple tree on the south east boundary of the site shall be protected by a 6 metre zone consisting of a membrane blinded with sand and either scaffold boards or 25mm plywood laid on top whilst development operations are in progress and to be implemented prior to the commencement of any work. Reason: To safeguard trees which are visually important in accordance with policies G1 and C16 of the Adopted South Oxfordshire Local Plan.

That the planting of a replacement tree for the yew on the southern boundary shall be carried out in the first planting season following the completion of the development, and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings in accordance with policies G1, G8 and C16 of the Adopted South Oxfordshire Local Plan.
