Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That no work shall be carried out other than in accordance with a detailed schedule of work which shall be submitted to and approved in writing by the Local Planning Authority prior to the relevant works commencing. All existing original features shall be retained in situ unless it is specifically shown on the approved plans that they are to be removed. Reason: To safeguard the architectural, and historic interest and character of the buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That pointing or repointing of brickwork shall be kept to the minimum. The maximum of sound original mortar shall be retained. Replacement mortar shall be in a lime mortar. Reason: To ensure the satisfactory preservation of the Listed Buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That, notwithstanding any details shown on the plans hereby permitted, a detailed design specification for the enlarged dormer windows in the eastern roofslope shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any work. Thereafter the work shall be in accordance with the approved details. Reason: To ensure the satisfactory preservation of the listed building in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That the extent and type of any alterations to roof timbers shall be agreed in writing by the Local Planning Authority before reinstatement of the roof finishes is commenced. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That full size details of any new or replacement doors, windows and rooflights shall be submitted to and approved in writing by the Local Planning Authority before any works commence involving such new or replacement features commence. Reason: To safeguard the architectural and historic interest and character of the buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That the provision of trickle vents in existing new windows shall not be permitted. Where there is a requirement for permanent ventilation to comply with Building Regulations, this shall be provided in an alternative manner agreed with the Local Planning Authority prior to work commencing. Reason: To safeguard the architectural and historic interest and character of the buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any work a sample panel of the brickwork shall be constructed on site. Thereafter work shall not commence until the sample panel has been approved in writing by the Local Planning Authority and the brickwork shall be constructed in accordance with the approved panel. Reason: To safeguard the architectural and historic interest and character of the buildings in accordance with Policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.
