Conditions / Refusal Reasons
That having regard to the limited size and awkward shape of the site, to the size and height of the proposed dwelling and to the proximity of existing dwellings to the rear of the site, the proposal to erect a new dwelling on the site would represent an overdevelopment of the site that would appear cramped and out of keeping with the character of the surrounding development, would detract from the character of the area and appear unacceptably overbearing in the outlook from numbers 58a and 58b High Street. In this way the proposal would be contrary to policies G1, G8, G11 and H5 of the adopted South Oxfordshire Local Plan, policies G2, G6, D3 and H5 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and advice contained in the South Oxfordshire Design Guide.
