Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That details of the floor slab level relative to existing ground level shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Thereafter the building shall be constructed with a slab level as approved. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policies G1 and G16 of the adopted South Oxfordshire Local Plan.

That apertures shall be formed in the side and rear walls of the boat store hereby permitted from ground level up to the predicted 1 in 100 year (36.565m AoD) plus climate change level (in the absence of better information this should be taken as a further 300mm above the 1 in 100 year level) and gaps shall be formed under the main doors. Thereafter the apertures and gaps shall be permanently retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To allow the free entry and egress of flood water and prevent the increased risk of flooding due to impedance of flood flows and reduction in flood storage capacity in accordance with Policies G1 and G16 of the adopted South Oxfordshire Local Plan.

That no spoil or materials arising from any excavation associated with this development shall be deposited or stored on the site and must be removed from the floodplain. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policies G1 and G16 of the adopted South Oxfordshire Local Plan.

That there shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policies G1 and G16 of the adopted South Oxfordshire Local Plan.

That openings and associated grills to the boat store shall be constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To ensure that free passage of water through the walls of the building is provided for in accordance with Policies G1 and G16 of the adopted South Oxfordshire Local Plan.

That any steps or ramps to be constructed as part of the development hereby permitted shall be of open construction. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood water storage capacity in accordance with Policies G1 and G16 of the adopted South Oxfordshire Local Plan.

That details relating to the disposal and drainage of foul sewage shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing and the scheme be thereafter implemented in accordance with these details. Reason: In the interests of public health and to avoid pollution in accordance with Policies G1 and G7 of the adopted South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development in accordance with BS 5837 and details relating to the removal of all trees along the south-east flank of the boat shed and for their replacement landscaping. Reason: To protect local amenities and preserve the character and appearance of the area in accordance with Policies G1, G9 and C16 of the adopted South Oxfordshire Local Plan.
