Conditions / Refusal Reasons
That having regard to the scale, bulk and design of the proposed extension, the proposal would not be subservient to the original dwelling or in-keeping with its proportions and would represent a non-traditional form of development which would neither preserve nor enhance the character of the surrounding Conservation Area. As such the proposal would be contrary to the provisions of the Council's adopted Local Plan, particularly policies G1, G8, H12, CON8 and CON10, and to the South Oxfordshire Local Plan Second Deposit (Draft), particularly policies G2, G6, H13 and CON10, and to the advice within the South Oxfordshire Design Guide.

That having regard to its mass, height, depth and siting in close proximity to the boundary with 3 Niagara Road, the proposed extension would have an overbearing and unneighbourly effect upon that property to the detriment of the enjoyment and amenity of that property. As such the proposal would be contrary to the provisions of the Council's adopted Local Plan, particularly policies G1, G8 and H12, and to the South Oxfordshire Local Plan Second Deposit (Draft), particularly policies G2, G6 and H13, and to the advice within the South Oxfordshire Design Guide.
