That having regard to its design, size and scale, the proposal would unacceptably detract from the character and proportions of Wainhill Cottage and would constitute an inappropriate intrusion that would detract from the appearance of this part of the Chilterns Area of Outstanding Natural Beauty. As a result, the proposal would be contrary to Policies G1, G8, H12 and C2 of the adopted South Oxfordshire Local Plan, Policies G2, G6, H13 and C1 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and to advice contained in the South Oxfordshire Design Guide.
