Conditions / Refusal Reasons
That having regard to its design, scale and bulk, the proposed extension would represent an overly dominant and complex form of extension which would detract from the character and appearance of the existing dwelling, the adjacent curtilage listed buildings and this part of the surrounding Area of Outstanding Natural Beauty. As such the proposal would be contrary to the provisions of the Council's adopted Local Plan, particularly policies G1, G8, CON7, C2 and H12, and to the South Oxfordshire Local Plan 2011 Second Deposit (Draft), particularly policies G2, G6, CON7, C2 and H13, and to the advice within the South Oxfordshire and Chilterns Buildings Design Guides.
That having regard to its mass, height and siting in close proximity to the boundary with 3 Baron Way, the proposed extension would have an overbearing and unneighbourly effect upon that property and to the detriment of the enjoyment and amenity of that property.
