Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls and roof of the extension and pool building be constructed and finished in accordance with the type and details of materials as specified and submitted as part of this application. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H12 of the adopted South Oxfordshire Local Plan.

That any noise emanating from the pool pump shall be below the existing level of background noise as measured at the boundary of both neighbouring properties. Reason: To prevent the occurrence of a statutory nuisance and protect the amenity of neighbouring properties in accordance with Policies G1, G7 and H12 of the adopted South Oxfordshire Local Plan.

That the development shall proceed in strict accordance with details contained within Constructive Design Ltd's faxes dated 9 November 2005 and drawing numbers 250111-20 Rev A and 250111-40 Rev A. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy G16 of the adopted South Oxfordshire Local Plan.

That the construction of the site drainage system shall be carried out in accordance with details which shall have previously been submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To prevent pollution of the water environment in accordance with Policy G7 of the adopted South Oxfordshire Local Plan.
