Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That details of the materials and finish for the walls and the materials to be used for the roof, windows and doors shall be submitted to and approved in writing by the Local Planning Authority before any work commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, CON7 and CON10 of the South Oxfordshire Local Plan.
That the construction of the surface and foul water drainage system shall be carried out in accordance with details submitted to and approved in writing by the Local Planning Authority before any work commences.
Reason: To prevent the pollution of the water environment in accordance with Policies G1 and G7 of the South Oxfordshire Local Plan.
That the pool house shall sit on a concrete slab foundation constructed onto existing ground levels and shall not require any excavation.
Reason: To protect adjacent trees in accordance with Policies G1 and C16 of the South Oxfordshire Local Plan.
That no trenching shall be constructed within recommended protection zones for the surrounding trees (as specified in BS 5837) for services and drainage related to the proposed structure.
Reason: To protect adjacent trees in accordance with Policies G1 and C16 of the South Oxfordshire Local Plan.
That a tree protection scheme shall be submitted to and approved in writing by the Local Planning Authority before any work commences in accordance with BS 5837. Thereafter the approved scheme shall be implemented before work commences and the protection measures retained until work is complete.
Reason: To protect adjacent trees in accordance with Policies G1 and C16 of the South Oxfordshire Local Plan.
