That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the door and windows shall be of the same colour and type as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H12 of the South Oxfordshire Local Plan.

That the materials to be used for the walls and roof shall be of the same colour and type as those used on the main house. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and H12 of the South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country planning General Development Order 1995 (or any order revoking and re-enacting that Order) no windows shall be inserted in the first floor of the south east elevation of the proposed two storey rear extension, other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H12 of the South Oxfordshire Local Plan.
