Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. Related application(s): P11/E0068/DIS

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and C2 of the adopted South Oxfordshire Local Plan.

That the timber boarding used for the external walls of the buildings shall be dark stained and so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and C2 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That the new gates shall be set back 5 metres from the edge of the carriageway. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That within 3 months of the date of this permission, the two existing access points shall be permanently closed off and the verge and hedge reinstated. Reason: In the interests of highway safety and convenience in accordance with Policies G10 and G8 of the adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference 1202/1A all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That the new buildings hereby approved shall be used only for domestic storage ancillary to the use of the occupiers of the Thatched Cottage and for agricultural storage. The buildings shall not at any time be used for any commercial purposes. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1 and C2 of the adopted South Oxfordshire Local Plan.
