Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1 and G8 of the adopted South Oxfordshire Local Plan.

That the plain clay tiles to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and C2 of the adopted South Oxfordshsire Local Plan.

That the proposed window in the front gable of the garage shall be constructed with opaque glass, and shall be retained as such. Reason: To protect the amenity of the adjoining property in accordance with Policies G1 and G8 of the adopted South Oxfordshire Local Plan.

That the rooflight to be inserted in the south elevation of the roof shall be inserted with a minimum cill height of 1.8 metres above internal finished first floor height, and shall be retained as such. Reason: To protect the amenity of the adjoining property in accordance with Policies G1 and G8 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no windows shall be inserted in the building above ground floor level, other than those approved by this permission. Reason: To protect the amenity of the adjoining property, in accordance with Policies G1 and G8 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with the adopted South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.

That within one month of the first use of the new access, the existing access shall be closed off by the planting of a hedge, which shall be so retained and maintained. Reason: In the interests of highway safety and convenience in accordance with Policies G8 and G10 of the adopted South Oxfordshire Local Plan.
