Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the appearance of the building is satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That the roof shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before development commences.

That prior to the first occupation of the development hereby permitted the bathroom, store and landing rooflights in the side roofslopes shall be glazed with opaque glass and the glazing incorporated in the rooflights shall thereafter be retained and maintained as such.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
That the bedroom rooflight in the north east elevation shall either be constructed with a minimum finished first floor level to cill height of not less than 1.7 metres or shall be glazed with opaque glass and the glazing shall thereafter be retained and maintained as such.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order) no development comprising the insertion of rooflights or other openings in the roofslope shall be undertaken on the land unless planning permission has been granted by the Local Planning Authority on a formal application submitted for such development.
Reason: To protect the amenities of neighbours in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.
