Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

No development shall take place until full details of both hard and soft landscape works have been submitted to and approved in writing by the Local Planning Authority and these works shall be carried out as approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no windows/dormer windows or other openings other than those expressly authorised by this permission shall be constructed on the side elevations of the proposed new dwelling without the prior written consent of the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H11 and G8 of the adopted South Oxfordshire Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no extensions or outbuildings other than those expressly authorised by this permission shall be constructed at the site without the prior written consent of the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H11 and G8 of the adopted South Oxfordshire Local Plan.

That the existing parking space to serve the proposed dwelling shall be retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G11 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development a new access and two parking spaces shall be formed to serve 28 Greenwood Avenue, in accordance with the attached specification, and shall be so retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G10 and G11 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development, the existing conservatory at 28 Greenwood Avenue shall be removed. Reason: To ensure that sufficient garden area is provided in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
