The development would be contrary to policies G8, CON7, CON10, CON14 and CON15 of the adopted South Oxfordshire Local Plan and policies G6, CON7, CON10 and CON15 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003). The erection of a dwelling in this location would lead to the sub-division of an otherwise well preserved burgage plot diminishing its historic interest and value. Furthermore, the proposal would detract from the setting of the adjoining listed buildings and would fail to preserve or enhance the character of the Henley-on-Thames Conservation Area.
The development would be contrary to policies G8 and CON10 of the adopted South Oxfordshire Local Plan, to policies G6 and CON10 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003), and to advice contained in the South Oxfordshire Design Guide, in particular sections 1.2, 3.1, 3.5, BD1, 3, 12, 13, 14 and 16. Having regard to the excessive size of the building and to the inappropriate details of design, the proposals would fail to preserve or enhance the character of the Henley-on-Thames Conservation Area.
The proposals would be contrary to policies G8 and H4 of the adopted South Oxfordshire Local Plan, and to policies G6 and H4 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003). Having regard to the excessive bulk and size of the building and to the insertion of first floor windows, the proposals represent an unneighbourly and intrusive form of development that would detract from the residential amenity currently enjoyed by the occupants of adjoining properties.
The proposals would be contrary to policy C16 of the adopted South Oxfordshire Local Plan, and to policy C10 of the South Oxfordshire Local Plan 2011 (Second Deposit Draft September 2003). The construction of the dwelling in this location would be well within the protection zone of trees in the garden of the adjoining property, and would be likely to lead to inappropriate lopping of existing trees along the driveway. As such, the development would be detrimental to the health and wellbeing of significant trees in the locality.
