Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the works are commenced. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, G8, C3, CON7, CON10 and H12 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, G8, C3, CON7, CON10 and H12 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of any work, details of the finish for the windows, doors and weatherboarding shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON7 and CON10 of the adopted South Oxfordshire Local Plan.

That a sample panel of brick and stone walling using lime mortar shall be erected on the site and approved in writing by the Local Planning Authority prior to the commencement of the work hereby approved. Reason: To ensure that the details of the works are satisfactory in accordance with Policies G1, G8, C3, CON7, COn10 and H12 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the work hereby approved, details of the enlarged gateway to the front garden of the main house shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with Policies CON7 and CON10 of the adopted South Oxfordshire Local Plan.

That before any work is undertaken in pursuance of this consent to demolish any part of the building, the applicant shall take such steps and carry out such works as shall, during the progress of the works permitted by this consent, secure the safety and stability of that part of the building which is to be retained. Reason: To secure the safety and protection of the listed building in accordance with Policy CON6 of the adopted South Oxfordshire Local Plan.
