That having regard to the size and scale of the proposed extensions and the property's prominence in the Conservation Area, the proposal would overwhelm the proportions of the existing house, detracting from its symmetry and the simplicity of its design. The proposal would also fail to either preserve or enhance the character and appearance of the Watlington Conservation Area and would be contrary to Policies G8, H12 and CON10 of the adopted South Oxfordshire Local Plan, Policies G6, H13 and CON10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and to advice contained in the South Oxfordshire Design Guide.
