That having regard to the position and design of the extension, this proposal would detract from the character and appearance of the Watlington Conservation Area, contrary to Policies CON8, CON10 and CON15 of the adopted South Oxfordshire Local Plan and Policies CON8 and CON10 of the South Oxfordshire Local Plan 2011 Second Deposit Draft.

That having regard to the modest size of the original cottage, this extension in combination with the previous extensions to the property would detract from the original form and character of the dwelling. The non-traditional form of the extension would appear awkward in relation to main dwelling and would create a complicated roof form, contrary to Policies G8 and H12 of the adopted South Oxfordshire Local Plan and Policies G6 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit draft, and to advice set out in the South Oxfordshire Design Guide.
