That having regard to the size of the approved extension, to its likely prominence in the street scene and to the character of surrounding development, the proposal to use contrasting oak boarding for the external walls of the extension would appear out of keeping and would detract from the character and appearance of the area which lies within an Area of Great Landscape Value. In this respect, the proposal would be contrary to policies G1, G8, H12 and C3 of the adopted South Oxfordshire Local Plan, policies G2, G6 and H13 of the South Oxfordshire Local Plan 2011 Second Deposit Draft 2003 and advice contained in the South Oxfordshire Design Guide.
