Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the external walls shall be clad in horizontally aligned timber boarding, and details of the type of boarding and colour finish shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and CON7 of the Adopted South Oxfordshire Local Plan.

That the roof shall be covered with plain clay tiles a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and CON7 of the Adopted South Oxfordshire Local Plan.

That the garage building hereby permitted shall be used only for purposes specified in the application, for garage and storage, incidental to the occupation of 'The Cottage', and the building shall not be adapted for living purposes or used for any commercial purpose without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities in accordance with Policies G1, CON7 and H12 of the Adopted South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority details of the proposed windows and doors at a scale of 1:20. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8 and CON7 of the Adopted South Oxfordshire Local Plan.
