Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the side elevations of the extensions other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That the first floor landing window shall be obscure glazed and so retained. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of the extension hereby approved, a 1.8 metre close boarded fence shall be erected as shown on drawing reference GHR/03/B. Reason: To ensure that the development is not unneighbourly in accordance with Policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of the development hereby approved, the existing flat roofed garage and outbuilding shall be demolished and the materials therefrom permanently removed from the site. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G1 of the adopted South Oxfordshire Local Plan.
