That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, C2 and CON7 of the adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, C2 and CON7 of the adopted South Oxfordshire Local Plan.

That the doors and windows shall be painted in accordance with details to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, C2 and CON7 of the adopted South Oxfordshire Local Plan.

That the rainwater goods shall be finished in black. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, G8, C2 and CON7 of the adopted South Oxfordshire Local Plan.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Hodmore House as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy contrary to Policies G1 and H6 of the adopted South Oxfordshire Local Plan.
